28 March 2025 – IncuHive Winchester receives Planning Permission

We’re very pleased to see that IncuHive’s first new-build, IncuHive Winchester, has been granted Planning Permission, on appeal.

The planning application was refused by Winchester City Council’s Planning Committee in November 2023. The conclusion from Members was that it was a ‘Great idea, great design – but in the wrong location’. Fifteen months later, the appeal has been upheld.

Located in Otterbourne, just south of Winchester, the scheme comprises 2,300sq.m of flexible office space, specifically for business incubation, for start-up and move-on businesses.

Designed by T2 architects, with UBU crafted landscape, this flexible co-working site adopts a U-shape plan, with three wings arranged around a south-west facing communal courtyard garden. The two-storey pitched roof form steps down the sloping site, its form and massing referencing simple agricultural structures which are familiar in this rural / edge of settlement context.

The flexible interior enables a range of small, medium and large office suites to be provided – which can be easily adapted and reconfigured to suit changing needs and demands of the occupiers.
